Qatar real estate transactions from Ministry of Justice bulletins, week by week: where deals concentrated in Q4 2026 and what developers should do next.
Qatar real estate transactions week by week: what the Q4 2026 bulletins show
Qatar real estate transactions reached QR600.418 million in the week of 18 to 22 October 2026, the highest of the last five weekly bulletins, after three weeks near QR500 million, according to the Ministry of Justice figures reported by QNA. The jump came from registered property contracts (QR520 million against QR382 million the week before), while residential-unit sales fell. In September, Doha and Al Rayyan together carried QR1.05 billion of QR1.75 billion in registered sales, almost 60% (our arithmetic). For a developer the question is not whether the market is up, but where buyers are signing and which segment moves in which week.
This page reads the weekly bulletins of the Real Estate Registration Department one by one, then the September analytical bulletin, and turns them into decisions a developer or a brokerage can act on before the year closes. It belongs to our guide on qualifying real estate buyers in the Gulf from enquiry to closing.
How much real estate is traded in Qatar each week?
The ministry publishes two figures every week: the value of registered property sale contracts (vacant plots, houses, residential and commercial buildings, shops) and the value of sale contracts for residential units, which it lists in a separate bulletin. The headline weekly number is the sum of the two.
| Week (2026) | Property sale contracts (QR) | Residential units (QR) | Weekly total | Source |
|---|---|---|---|---|
| 20 to 24 Sep | 516,362,618 | 66,738,529 | QR583.101m | QNA, 1 Oct |
| 27 Sep to 1 Oct | 464,182,516 | 44,086,614 | QR508.269m | QNA, 8 Oct |
| 4 to 8 Oct | 419,009,596 | 80,767,845 | QR499.777m | Gulf Times, 15 Oct |
| 11 to 15 Oct | 381,785,585 | 119,076,038 | QR500.861m | Gulf Times, 22 Oct |
| 18 to 22 Oct | 520,192,098 | 80,226,206 | QR600.418m | QNA, 29 Oct |
Added together, the five weeks come to about QR2.69 billion, an average of roughly QR538 million a week (our arithmetic from the published figures). The bulletin for 25 to 29 October had not been published on 30 October 2026.
Where are the deals concentrated: Doha, Al Rayyan or Lusail?
The September analytical bulletin gives the clearest map. Registered sale contracts reached QR1,754,432,853 across 495 transactions, QNA reported on 21 October. Doha led with QR536,165,930 and Al Rayyan followed with QR514,135,366, then Umm Salal (QR235,799,614), Al Wakrah (QR210,930,513), Al Daayen (QR185,200,694), Al Khor and Al Thakhira (QR55,790,295), Al Shamal (QR14,085,976) and Al Shahaniya (QR2,324,465).
Two details matter more than the ranking. Al Rayyan held 35% of the traded area and 29% of the properties sold, against 17% of the area for Doha, which still led on value. That points to larger plots changing hands in Al Rayyan and higher value per deal in Doha. And beyond the municipalities, the October weekly bulletins name the same zones again and again. The Pearl Island, Lusail 69, Al Wukair, Al Kharaij and Al Gharrafa appear in all five weeks above. The bulletins publish no values for these zones, so their presence shows activity, not size.
What does the residential-unit figure tell a developer?
The residential-unit line is the one closest to a developer’s own inventory, and it is the most volatile. It ran from QR44,086,614 in the week ending 1 October to QR119,076,038 in the week ending 15 October, from under 9% of the weekly total to almost 24%. For the whole of September the ministry recorded 176 residential-unit sales worth QR280,854,742. A swing of that size means one strong week can come from a handful of large buyers. Planning a sales team around one good week is a mistake; planning around a four-week rhythm is safer.
Is financing active in Qatar’s property market?
September recorded 229 mortgage transactions worth QR5,114,311,244. Doha had 120 of them, QR4,401,934,894 of the value (about 86%) and nine of the ten largest. The bulletin notes that the ten largest alone made up 79% of mortgage value. For a sales team this says that large-ticket financing sits in the capital and in few hands; it is not a measure of household buying power across the country.
Do these numbers mean prices are rising?
No, and reading them that way is a frequent mistake. A weekly total moves with the number and size of deals: a single commercial building can lift a week by tens of millions. The September bulletin gives average prices per square foot as ranges, for example QR472 to QR807 in Doha and QR248 to QR459 in Al Wakrah, which shows how wide the spread is inside one municipality. Transaction value tells you where buyers are active. It is not proof of price direction or of faster absorption.
What did Cityscape Qatar 2026 add?
The fourth Qatar Real Estate Forum closed on 29 October after three days at the Doha Exhibition and Convention Center, organised with the Real Estate Regulatory Authority (Aqarat), Informa Tharawat and Cityscape Qatar 2026. The exhibition showcased more than 400 real estate projects from Qatar and international markets, according to QNA. With that many projects under one roof, a buyer who stopped at your stand will have seen many alternatives the same day. The enquiries collected there are worth only what the next 30 days of follow-up make of them.

What should a developer do with this in the last quarter?
- Plan on a four-week average, not one week. Residential units moved from QR44 million to QR119 million within two weeks; staff the sales desk and set ad budgets on the rolling average, and log each week’s bulletin to see your zone’s pattern.
- Match the sales conversation to the municipality. Doha took 86% of September’s mortgage value, while Al Rayyan and Umm Salal together took 55% of the traded area. So open with financing for Doha buyers, and with plot size and permitted use for buyers in the west.
- Sort the Cityscape enquiries within a week. End user, investor or broker: each needs a different next step, as our pillar guide sets out.
- Build the proof pack before the call. Title status, payment plan, service charges and handover schedule, in Arabic and English, ready to send on WhatsApp.
- Measure site visits and reservations, not leads. September’s 495 registered sales across a whole country show how few deals there are to win; a week with fewer enquiries and more visits is a better week.
- Never sell the bulletin as a promise. Quote the ministry’s figures with their dates, and never tell a buyer that prices will rise.
