Property, Franchise or Trade: How to Compare Investment Options in Türkiye

Three common ways Gulf investors put USD 100,000–500,000 to work in Türkiye, compared on return, liquidity, involvement and currency risk. A framework, not a recommendation.

Property, Franchise or Trade: How to Compare Investment Options in Türkiye

Decision framework

Short answerProperty offers simplicity and a hard asset but, in many Turkish districts today, long payback periods. A franchise branch can pay back faster but needs active management and carries operating risk. Trade and private-label projects can earn in hard currency but depend on distribution. The right choice depends on how involved you want to be, how liquid you need to stay and which currency you earn in.

Investors often ask us which is better: an apartment in Istanbul, a franchise branch, or a trade project. There is no universal answer, but there is a clear way to compare them.

Compare on five questions

1. How involved do you want to be? Property is the most passive. A franchise branch needs a manager you trust and regular oversight. A trade or private-label project needs a distribution partner and active selling.

2. How fast do you need your money back? In some Turkish districts, industry sources now describe property return periods stretching to decades. A well-run branch in the right location can pay back much faster, but only if it performs. Trade margins depend on volume and contracts.

3. How liquid must you stay? Property is usually easiest to sell, though not always at your price. A franchise branch can be sold, subject to the franchisor’s approval. A trade business is only as liquid as its contracts.

4. Which currency do you earn in? Property and local branches earn in lira, with inflation above 30% in 2026. Export and trade projects, such as selling Turkish products into the UAE, where non-oil trade with Türkiye reached USD 45.2 billion in 2025, can earn in dollars or dirhams.

5. What can go wrong? Property: overpaying and slow resale. Franchise: weak brand support, bad location, rising costs. Trade: unreliable partners and payment terms.

A simple way to decide

  • You want a hard asset and minimal involvement: property, with an independent valuation and realistic yield.
  • You want operating returns and can supervise a team: a franchise branch from a proven brand, with verified branch numbers.
  • You want hard-currency earnings and know distribution: a trade or private-label project with clear contracts.

Many investors combine two: for example, a franchise branch for operating income plus a trade project for dollar earnings.
