Cityscape Qatar 2026: the developers and projects worth following

The Cityscape Qatar 2026 developers worth following are Qatari Diar, Barwa, Qetaifan Projects, United Development Company, JMJ Group Holding, Shelter Development, Ariane Real Estate, Mazaya and Tameer Group. Between them they carried the main launches and agreements of the show, held from 27 to 29 October at the Doha Exhibition and Convention Center with more than 70 developers and over 400 live projects. The clearest signal was not a single launch but where the money moved: buyer financing, new land and family homes.

This guide sets out what each company brought to Doha, where it builds and what the announcements say about the direction of the market. Every figure below comes from published coverage by QNA, The Peninsula, Marhaba and the organisers, with the source named in the text.

What happened at Cityscape Qatar 2026?

The exhibition was organised by the Real Estate Regulatory Authority (Aqarat) in partnership with Informa Tharawat, under the patronage of the Prime Minister, Sheikh Mohammed bin Abdulrahman bin Jassim Al Thani, and opened by the Minister of Municipality on 27 October, according to Property News International. Its theme was «Where Vision Meets Investment», and it ran alongside the fourth Qatar Real Estate Forum, held under the theme «Stability as an Asset Class».

The backdrop is a busy market. The Peninsula reported on 29 September 2026 that property sales reached QR10.69bn in the first half of 2026, citing the Ministry of Justice, and that lease contracts rose 30.6% year on year in 2025, citing Aqarat (The Peninsula). Qatari Diar

Qatari Diar Real Estate Investment Company was one of the three headline sponsors. Its chief executive, Sheikh Hamad bin Talal Al Thani, told the forum that Lusail’s smart and sustainable infrastructure has attracted further real estate development to the city (Marhaba, 28 October 2026).

Barwa Real Estate Group

Barwa’s Group CEO, Eng. Ahmad Mohamad Al Tayeb, said the group’s assets exceed QAR 37 billion across about 40 projects. At the show Barwa presented Barwa Bay, two main residential towers over shared podium levels with around 639 homes, and signed two memoranda: one with Lesha Bank for Sharia-compliant advisory on its international portfolio, and one with Doha Bank for financing solutions for buyers in selected projects (QNA, 28 October 2026).

Qetaifan Projects

Qetaifan Island North in Lusail is a waterfront masterplan that brings homes, hospitality, retail, leisure and entertainment together. It was the setting for two of the week’s most discussed moves: JMJ’s launch and Tameer’s land acquisition.

United Development Company (UDC)

UDC, master developer of The Pearl and Gewan Island, unveiled the masterplan of Perlita Gardens, a villa community on The Pearl with 150 standalone villas in seven designs. Its CEO, Yasser Salah Al-Jaidah, called the project «a significant milestone in the development of The Pearl Island». UDC also presented Crystal Residence, a completed project on Gewan Island (QNA, 27 October 2026).

JMJ Group Holding

JMJ launched The Grove at Qetaifan Island North, a waterfront residential scheme with architecture and interiors by Zaha Hadid Architects, planned for completion in 2030. It offers one to three bedroom apartments, three and four bedroom penthouses and a 500-metre retail and dining boulevard (organisers’ release, 22 October 2026).

Shelter Development

Shelter launched Lusail Marina Heights, a residential project in Lusail scheduled for completion in May 2027, according to the same release.

Tameer Group

Tameer signed an agreement with Qetaifan Projects to acquire additional elevated plots in the southern part of Qetaifan Island North, for projects worth more than QAR 1.4 billion (QNA, 28 October 2026).

Ariane Real Estate

Ariane was the show’s platinum sponsor. Earlier this year it celebrated the launch and handover of La Verde in Lusail, opposite Place Vendôme Mall, delivering homes to their buyers (Qatar Tribune, 4 June 2026).

Mazaya

Mazaya Real Estate Development was part of the 2026 line-up. Its Miran Tower in Lusail’s Al Kharaej area has about 12,000 square metres of saleable area, with completion targeted before the end of 2027 (company announcement). Capstone Property also joined the line-up.

What do the launches say about where Qatar is building?

Three patterns stand out. First, Lusail and its waterfront remain the centre of new supply, from Qetaifan Island North to Lusail Marina Heights and Miran Tower. Second, family homes are back in focus, with Perlita Gardens’ standalone villas on The Pearl. Third, developers are pairing launches with financing and partners: Barwa’s buyer-financing memorandum with Doha Bank and Tameer’s land deal suggest developers are building around delivery and funding as well as launches. Completion dates now run from 2027 to 2030, which gives buyers a clear timeline to check against.

How should an investor read a list like this?

A strong exhibition presence tells you who is active, not which unit suits you. Before any commitment, a calm checklist helps:

  • Is the developer and the project registered with Aqarat, and can you see the approvals?
  • Where do buyer payments go, and is there a project account separate from the developer’s own funds?
  • Is the completion date written into the contract, and what happens if it moves?
  • What has this developer already handed over, and can you visit a completed project?
  • Is financing available from a bank, and on what terms?
  • Does the offer fit your total plan, including fees, service charges and exit?
